Some of our smallest design development projects include retaining wall structures and residential additions & remodels for single family homes. This outline introduces the homeowner to services that may be required for residential remodel/additions.
► PROJECT FEASIBILITY:
When a remodel/addition project is proposed by the homeowner, a field meeting with the Engineer is recommended to evaluate the existing framing and foundation for the house. The evaluation will identify critical bearing and shear walls, discuss how the improvements affect them, and suggest other cost effective solutions when appropriate.
► CONDITION ASSESSMENT:
An Engineer’s assessment is sometimes necessary to determine structural problems that occur due to aging, maintenance, earthquakes or other events. Specific concerns identified may include cracks in the foundation, cracks on wall finishes, sagging floors, and deteriorated material due to weather exposure (dry rot) or termites.
► DESIGN & ANALYSIS:
Design services are needed for a proposed new structure or remodel/addition in order to develop calculations and drawings that can be used for building permits and construction. Calculations are required for a City permit and are used by the plan checker to understand the assumptions and methodology used for design. Drawings are used to demonstrate to the City that the design is in compliance with the building code. The drawings are then used by the Contractor to build the structure.
► CONSTRUCTION SUPPORT:
Consulting services after completion of drawings and structural approval from the City are generally not part of the scope of design services. Professional consulting during construction is available to insure the quality and value of the project.
